Care Property Invest purchases Wulperhorst estate in Zeist

The transformation of the villa is an example for future care facilities

Care Property Invest has acquired the Wulperhorst estate at Tiendweg 6 in Zeist. The nationally listed estate is part of Stichtse Lustwarande and has a rich past. Dating from 1858, the building will be completely renovated by developer Panta Rhei Healthcare in the coming months and will be transformed into a residential care facility for senior citizens with care needs.

Once the renovation is complete, the property will be leased to care provider Valuas Zorggroep. Valuas will provide high-quality residential and care services to senior citizens. In addition to homes, Valuas will also offer a temporary home for senior citizens who wish to recuperate in a homely environment. They may also receive high-quality specialist care and guidance.

The villa will also boast 25 luxury studios. The existing coach house will be replaced by a new build development that will house 13 studios, several of which are suitable for couples. The new building will blend into the estate thanks to its traditional design. Part of the garden will also be revamped.

Jeroen Hermus, Healthcare Director at CBRE, says: “We are increasingly seeing transformations of outdated real estate into care facilities. Many more facilities are needed in order to meet the demand of the fast-growing target group of senior citizens. Due to these types of transformations, the fluidity in the housing market is promoted, as one home is now being transformed into a location where soon over 40 senior citizens will be housed.”

Idsard van den Berg of Panta Rhei Healthcare says: “Due to our experience in transforming dated and often historic real estate into healthcare real estate, we are able to successfully redevelop these locations. Despite their increasing need for healthcare, senior citizens want to enjoy life as much as possible. We believe that Wulperhorst can meet this need in a very unique way. Thanks to our great cooperation with Valuas Zorggroep, Care Property Invest and the Utrechts Landschap foundation, we are able to deliver an outstanding and distinctive healthcare facility while safeguarding the quality of the landscape, respecting cultural heritage and creating a wonderful living environment for senior citizens.”

Valuas Zorggroep has long been active in Zeist and has operated Villa Pavia at Laan van Beek en Royen since 2015. Erik van den Boom, Managing Director, says: “Thanks to this unique location for our residential healthcare concept, we are able to respond to the need that exists to provide senior citizens with permanent or temporary housing in this region, providing apartments designed with a homely atmosphere, operating efficiency and sustainability in mind.”

CBRE and Dudok Legal advised developer Panta Rhei in this transaction. Van Doorne provided legal counsel to buyer Care Property Invest. Valuas Zorggroep was assisted by De Vos and Partners Advocaten.
