Dudok Wonen appoints CBRE as valuer

Dudok Wonen has appointed CBRE as valuer for the annual valuation of its entire property portfolio. This includes more than 6,000 residences, warehouse and healthcare properties. CBRE is a relative newcomer to the annual valuation of housing corporation portfolios for the financial statements, but now has a large number of housing corporations among its regular clients. The residential sector team within CBRE Valuation Advisory, which specialises in residential appraisals and has the lead in this task, consists of specialists in investment and from the corporate world.

Property of housing corporations must be valued at market value (fair value) as of 2016. This includes the option for a model-based valuation on the basis of permanent prescribed rules (the "basic version") or a more extensive "full" version.

Developments in the corporate sector have given rise to this mandatory valuation method. We bring many years of experience in the valuation of property portfolios for commercial investors to the corporate sector. We see a strong desire among corporate leaders to manage on good valuation and return on investment. The choice of a full valuation is obvious with the further professionalization of the asset management of housing corporations. In addition to a careful valuation procedure, we consider the transfer of knowledge to be of paramount importance. We like to think cooperatively about the structure of the valuation cycle and valuation software, and provide our clients with the most recent market information by means of customised presentations and information sessions.
Pieter Broumels, Director Valuation Advisory
For Dudok Wonen, a good market valuation has been a basic prerequisite for several years. This allows us to manage on return and obtain insight into the necessary budget to be able to achieve our social objectives. We believe that we have found the right partner in CBRE to further increase professionalism.
