Institutional investor acquires Rochussenstraat 198-210 Rotterdam

An institutional investor has purchased Rochussenstraat 198-210 in Rotterdam from funds affiliated with MCAP Global Finance (UK) LLP, the UK affiliate of New York based global asset manager Marathon Asset Management L.P (“Marathon”). The building, which comprises more than 16,000 sq. m. of educational and office space, is strategically located next to the Erasmus MC and is leased to the Rotterdam University of Applied Science on a long-term basis. 

During Marathon’s ownership, the 17-storey building has undergone a raft of sustainability upgrades, giving it an A + energy label and a BREEAM Very Good certification. The tenant has also completed various changes internally to facilitate further growth for the Institute for Healthcare, which provides bachelor's and master's degrees in the healthcare sector.

Despite challenging market conditions, Marco Clarijs sees a sustainable demand for stable and well-managed assets such as Rochussenstraat 198-210. “In the face of a changing sentiment in the real estate market, the combination of location, a strong tenant and future-proof sustainability criteria has generated broad interest in this specific proposition. Marathon and Rotterdam University of Applied Sciences have invested heavily into the building and the lease has been extended recently. The sale therefore comes at a natural time for Marathon to transfer ownership to a long term investor.“
