APF International and Angelo Gordon purchase Vivaldiplantsoen 100 and 200

On behalf of Marathon Fund/Bryant Park Netherlands Acquisition III B.V., Unifore Real Estate has sold two office buildings at Vivaldiplantsoen 100 and 200 in Utrecht to APF/Angelo Gordon. The properties have a surface area of approximately 3,400 and 3,200 sq. m. respectively, and are located side by side. 110 parking spaces are also included.

Probation

The new headquarters of the Dutch Probation Services (Stichting Reclassering Nederland) are located at Vivaldiplantsoen 100. The office building was fully renovated in 2018 and is leased on a long-term contract. Number 200 was used by the regional offices of the Probation Services, but this lease was recently terminated. This property is in need of modernisation and will be completely vacated. The owner will then renovate the entire building before letting the property again. Vivaldiplantsoen 100 and 200 are within walking distance of Utrecht Central Station and border on a quiet residential area. The A2 motorway can be reached by car within 2 minutes.

Value-add opportunity

“The combination between a property under a long-term lease and a property that is suitable for future rental and/or redevelopment is what makes these buildings a great value-add opportunity, located near the city’s central train station,” explains Maarten Schoo, Director of CBRE Utrecht. “Unsurprisingly, there was a lot of interest in this proposition, which resulted in a great cooperation between Unifore and APF International.”

Both buildings were part of the Mercury portfolio purchased by Marathon from MN Services at the time. This transaction was initiated by Unifore on 30 December 2016.
