Mediahuis Nederland sells real estate to Angelo Gordon and APF International

Mediahuis Nederland – known as publisher of De Telegraaf, one of the major Dutch newspapers – sells its office at Basisweg 30 in Amsterdam Sloterdijk to a joint venture between Angelo Gordon and APF International. Mediahuis Nederland will lease back the part of the complex that it is already using – the “Breedbouw”, with approximately 21,500 m² of office space – for a long-term lease. In addition, the “Hoogbouw” high-rise section has been leased to APG, which has temporary accommodation here pending the renovation of its complex located further along the Basisweg.

Great development potential

In total, the complex currently covers 42,000 m², divided over three building parts that are mutually linked. These different parts were built in 1974, 1976 and 1997. In addition to the current number of square meters, there is great development potential: an additional 60,000 m² can be added.

AG/APF will redevelop the office space that will become available after the departure of APG and will implement the additional development opportunities according to an area-wide vision. In the coming years, this will result in a publicly accessible and lively area with high ambitions regarding liveliness, sustainability and circularity.

Location Sloterdijk

The property is centrally located in Sloterdijk, within walking distance of train and metro station Sloterdijk and therefore 15 minutes from Amsterdam Central Station and 20 minutes from Schiphol. Sloterdijk was previously known as a one-sided office area, but is currently transforming into a mixed and sustainable urban district. 1,500 to 2,000 homes will be added, as well as additional facilities in the field of catering, sports and entertainment, and new offices. All these developments and the details can be followed on a special website about Sloterdijk.

Masterplan Haven-Stad

In addition, Sloterdijk and the surrounding area will be completely transformed in the coming years in accordance with the new master plan called Haven-Stad (Port-City). In Haven-Stad, working, living, studying, recreation and shopping are combined in an area where more than 150,000 people will live. The municipality of Amsterdam is also strongly committed to accessibility. For example, the train and metro station will become the 7th largest train station in the Netherlands. The master plan for Haven-Stad will run until 2040, and by then the area will have developed into a center for creativity thanks to the wide mix of features available here.

Mediahuis was advised on this sale by CBRE and Houthoff Buruma. The buyer was advised by Osborne Clarke, Struc and Nivab Vastgoed Advies.
